Did you know you could be saving up to 45% on flood insurance premiums depending on where you live…is your city eligible?

The National Flood Insurance Program offers a voluntary program called the Community Rating System (CRS) that provides incentives for communities that implement local mitigation, floodplain management, and outreach activities that exceed the minimum National Flood Insurance program requirements. These activities must reduce flood damage to insurable property; strengthen and support insurance aspects; and encourage a comprehensive approach to floodplain management. Are you still with us? Keep reading…it’s important!

How it Works:

The CRS rates your community on a scale from 9-1 (1 being the highest class with the greatest discount). Most communities that enter into the program are a Class 9 or Class 8, which provides a 5% to 10% discount on your flood insurance premium. In order for a community to better their rating, they must accrue points by engaging in any of the 19 creditable activities outlined by FEMA.

How do you know if your community is participating in this program and how is the discount applied?

Community officials must apply to this program. Once approved, Federal Emergency Management Agency (FEMA) establishes the credit and informs the community, the State, insurance companies, and other appropriate parties.

What is your community rated?

If you live in unincorporated Miami-Dade County you are a class 5 and receive a 25% discount on your flood insurance premium if you are in a special flood hazard area (SFHA) or a 10% discount for Non-SFHA. City of Coral Gables receives a 15% discount for SFHA properties and 5% for non-SFHA. Village of Pinecrest and Palmetto Bay residents receive a 10% discount for SFHA and 5% for non-SFHA.

See below for some additional communities in Florida that participate in the program, their rating, and the discount percentage applied to special flood hazard areas (SFHA) and non-SFHA areas.

Do you know if you are in a special flood hazard area? If not, you can check https://gisweb.miamidade.gov/floodzone/

If you are in zone: X or D in Miami-Dade you are NOT in a special flood hazard area and therefore, your mortgage lender may not require flood insurance.
